Land Use - Site Acquisition Specialist

Summary:

The Land Use/Site Acquisition Specialist is responsible for, leasing and zoning activities for infrastructure projects in a growth driven environment. The Specialist should be comfortable pressing vendors and subcontractors to manage deadlines with minimal supervision.

Individuals applying for this position should be familiar with all aspects of infrastructure deployments from a site acquisition perspective including site development through to the local and regional jurisdictions process as well as manage and coordinate the site development process with clients, private landlords and secure entitlements as defined by project scope, across several states.


Essential Responsibilities:

  • Interface directly with Client stakeholders and development teams in order to achieve scope of work. 
  • Oversee development activities related to permit and entitlement approvals, perform tasks required to manage assigned projects/sites from start to finish, including leasing audits, zoning/planning, permitting, regulatory, utility coordination, A&E coordination and more. 
  • Conduct in depth research of entitlement requirements. 
  • Deliver presentations to local and state government agencies to support related goals.
  • Build strong candidate and client relationships and deliver a high level of customer service in resolving candidate concerns and questions. 
  • Prepare candidate information reports related to permitting and land use viability. 
  • Coordinate with or supervise outside vendor partners, environmental engineers, architectural & engineering firms, title search firms, engineers and drafting technicians to ensure approvals are completed within defined timeframes. 
  • Identify potential risk scenarios. 
  • Prepare a completed site feasibility package containing analysis and recommendations for various location candidates.
  • Prepare zoning and permitting applications. 
  • Prepare presentations and present at zoning hearings as necessary. 
  • Monitor progress of the application and facilitate jurisdictional requests for additional information. 
  • Obtain use and building permits and planning approval of the site plans
  • Schedule and oversee site design walks 
  • Travel to potential sites and jurisdictions to qualify a property as being viable for development. 
  • Ensure accurate and complete files are maintained for projects and appropriate closeout documents are distributed in a timely manner and are in accordance with client standards. 
  • Complete due diligence packages including zoning maps, parcel maps, street maps, etc. for selected sites.

Experience and Qualifications:

  • Minimum two years of land use, planning or permitting experience required. 
  • Previous wireless experience is required for this role. 
  • Ability to analyze basic legal documentation. 
  • Ability to read and interpret surveys and construction drawings. 
  • Demonstrated understanding of zoning principles to specific client needs. 
  • Ability to effectively complete tasks within project timelines, enter data and utilize existing project management tools, and report progress and developments daily. 
  • Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, technical drawings, & zoning regulations.
  • Excellent public speaking.
  • Ability to work independently as well as with others. 
  • Strong interpersonal, written, and verbal communication skills.
  • Demonstrated negotiation skills. 
  • Ability to travel: This position is generally expected to require moderate overnight travel. The individual in this role should be able and willing to travel as required.

Desired Skills:

  • Real estate or legal negotiation experience.
  • Experience with civil, electrical engineering entitlements. 
  • Experience working with local municipalities to procure zoning approvals, easements, encroachment and permits.
